Terms & Conditions of Coverage

5-Year Roof Performance Certificate — Residential Program

1. What Is Covered

S&S Roofing agrees to repair active roof leaks originating from the certified roof system during the 5-year coverage term at no cost to the Certificate Holder. Coverage includes: (a) diagnostic inspection upon notification of a leak; (b) all labor and materials reasonably required to repair the confirmed leak source; and (c) a written service report for each covered claim. See Section 8 for applicable caps.

2. What Is Not Covered

  • Damage caused by hail, wind, ice, or other weather events. In such an event, schedule a mid-term inspection with S&S Roofing to assess damage and determine if repairs or insurance involvement are needed.
  • Leaks caused by modifications, repairs, or alterations made by parties other than S&S Roofing after issuance of this certificate
  • Damage resulting from structural movement, foundation settling, or acts of God
  • Pre-existing conditions documented in the inspection report
  • Gutters, downspouts, skylights (unless installed by S&S Roofing), HVAC penetrations, or flashings not part of the primary roof system
  • Interior damage resulting from leaks, however caused
  • Damage, condensation, mold, or deterioration caused by inadequate, improper, or obstructed ventilation of any kind, including but not limited to attic ventilation deficiencies and blocked or improperly routed interior exhaust vents (dryer, bathroom, kitchen, or HVAC) that fail to properly exhaust humid interior air through the roof system. These conditions originate inside the home and are not detectable from an exterior roof inspection. S&S Roofing's certification is limited to the exterior roof system and visible roof penetrations; interior ventilation conditions and their effects are outside the scope of this certification.

3. Coverage Activation

Coverage becomes active only upon successful registration of this certificate at www.sandscs.com/register. The coverage term begins on the date of closing (transfer of property) and expires exactly five (5) years from that date. Certificates not registered within 30 days of closing are null and void.

4. How to File a Claim

To request covered service, the Certificate Holder must contact S&S Roofing by phone at (720) 870-1718 or by email at roofing@sandscs.com, reference the property address, and describe the nature of the leak. S&S Roofing will schedule an inspection within 5 business days of receipt of a claim. Emergency service may be available; standard rates apply for any work deemed outside the scope of this certificate.

5. Certificate Transfer

This certificate is transferable once at the time of a qualifying real estate transaction. Transfer requires: (a) completion of all fields on the face of this document; (b) signatures of both Transferor and Transferee; and (c) re-registration at www.sandscs.com/register within 30 days of the new closing date. No further transfers are permitted after the initial transfer.

6. Year-5 Reinspection & Lifecycle Transition

Approximately 90 days prior to the expiration of this certificate, S&S Roofing will contact the Certificate Holder to schedule a complimentary reinspection of the roof system. At the conclusion of that inspection, the Certificate Holder will be presented with options to enroll in the S&S Roofing Lifecycle Performance Program (LPP), a paid ongoing maintenance plan. Enrollment in the LPP is optional and at the sole discretion of the Certificate Holder.

7. Roof Grade Standard

Certification is issued only to roofs earning a Grade of A or B under the S&S Roofing inspection rubric. Roofs earning lower grades may qualify for certification after completion of required repairs, performed by S&S Roofing and documented in the inspection record. The Roof Grade is recorded on the face of this certificate and in the S&S Roofing digital registry.

8. Limitation of Liability

Coverage under this certificate is limited to the reasonable cost of labor and materials required to repair confirmed leak sources, subject to the following caps: (a) no single repair event shall exceed $500 in combined labor and material costs; and (b) total cumulative covered repairs shall not exceed $2,000 over the full 5-year term. Repairs estimated to exceed these thresholds will be presented to the Certificate Holder for approval prior to commencement, with costs above the cap the responsibility of the Certificate Holder. In no event shall S&S Roofing be liable for consequential, incidental, or indirect damages, including interior damage, personal property loss, or loss of use.

9. Governing Terms

This certificate is governed by the laws of the state in which the certified property is located. Any disputes arising under this certificate shall be resolved by binding arbitration in the county of the property. This certificate constitutes the entire agreement between the parties with respect to leak response coverage and supersedes all prior representations.

10. Issuing Company

This certificate is issued by S&S Construction Services LLC, doing business as S&S Roofing, a licensed roofing contractor. License numbers and state registrations applicable to the certified property are available upon request.
